Long-term rental This property’s listing price of €200,000 significantly exceeds its fair value of €70,045, indicating it is overpriced by 65%. A gross yield of 4.5% combined with the property's deteriorating condition suggests minimal appeal for long-term tenants. Family rental While the location near Porto provides some family-friendly amenities, the €200,000 asking price is well above the fair value of €70,045, marking it as overpriced. The mid-range condition score of 40/100 further limits its attractiveness for families seeking quality housing. Buy-and-hold Investing in this property as a buy-and-hold strategy is challenging given its €200,000 price tag, which is 65% above its fair value of €70,045, categorizing it as overpriced. The low condition score of 40/100 raises concerns over potential long-term capital appreciation and rental viability.
Tenant turnover risk With a Tenant Stability score of 65/100, there is a significant chance of higher tenant turnover, potentially leading to increased vacancy rates and associated costs.
