Long-term rental The property is overpriced by 16.8% compared to its fair value of €194,473, making it a risky investment in the long-term rental market. With a gross yield of only 5%, the return does not justify the elevated entry price and could impact future cash flows. Buy-and-hold Investing in this apartment for a buy-and-hold strategy is not advisable due to its overpriced status and a fair value significantly lower than the asking price. The potential for appreciation is limited given the suburban location and the current market conditions, which may lead to lower demand. Family rental While the apartment might appeal to families, its overpriced valuation combined with a modest neighbourhood score of 69/100 indicates that it may struggle to attract long-term tenants. Families may be deterred by the excessive cost relative to the amenities and space available in the area, reducing the likelihood of tenant retention over time.
Tenant Turnover Risk With a tenant stability score of 65/100, there is a heightened risk of tenant turnover, which may lead to increased vacancy rates and potential loss of rental income.
