Long-term rental This property is overpriced at €350,000, significantly above its fair value of €206,618, representing a gap of 41.0%. With a gross yield of 4.8%, potential long-term rental returns may not justify the high entry price. Family rental The current market price of €350,000 exceeds the fair value of €206,618, resulting in a notable 41.0% disparity. While the neighbourhood rating of 73/100 suggests decent living conditions for families, the overall investment risk is elevated due to the inflated property price. Buy-and-hold Acquiring this apartment at the listing price of €350,000 poses a challenge as it is 41.0% overpriced, compared to its fair value of €206,618. Although the location near Porto adds potential, the compromised yield and the high price diminish the viability of a profitable buy-and-hold strategy.
Potential Economic Decline With an economic stability score of 70/100, there is a risk of fluctuations in the local economy that could impact rental demand and property value.
