Long-term rental The property is overpriced at €310,000 compared to the fair value of €242,014, creating a significant gap of 21.9%. With a gross yield of 4.9%, this investment lacks adequate return potential relative to its cost. Family rental Given the neighborhood's decent rating of 70/100 and the poor condition of the property, it is not advisable to invest in this family rental opportunity at its current price. Although demand may exist, the high purchase price detracts from its viability as a family rental investment. Buy-and-hold Acquiring this property as a buy-and-hold strategy appears unwise due to its overvaluation, which limits wealth accumulation in a moderate housing market. The gap from fair value indicates that investors may find better opportunities elsewhere, rendering this strategy less compelling in this instance.
Market Vulnerability The property faces a risk of economic downturn given its economic stability score of 70/100, which may impact tenant retention and rental income stability given the identical tenant stability score of 70/100.
