Long-term rental The property, priced at €297,000, exceeds its fair value by 25.7%, suggesting that the long-term rental strategy may not yield sufficient returns given its gross yield of only 3%. With the neighbourhood scoring a moderate 70/100, potential tenant interest could also be limited, affecting overall rental income stability. Family rental Given the property’s listing price of €297,000, which is significantly above its fair value of €220,776, it may pose a risk for family rentals due to lower yield potential of 3%. Additionally, the condition score of 74/100 indicates that ongoing maintenance may impact the attractiveness of the property for families. Buy-and-hold The €297,000 price tag presents a substantial overvaluation compared to its fair value, limiting the upside potential in a buy-and-hold strategy with a gross yield of just 3%. Furthermore, ongoing costs associated with its relatively average condition of 74/100 could further diminish the long-term investment viability.
Tenant volatility risk The tenant stability score of 60/100 indicates a potential risk of higher tenant turnover, which could affect rental income and overall property profitability.
