Long-term rental The current asking price of €350,000 reflects an 11.9% premium over its fair value of €308,327, making it a less attractive option for long-term rental investments. Despite a decent gross yield of 6.2%, the condition rating of 48/100 indicates that significant repairs may be needed, which could further diminish profitability. Family rental At €350,000, this property is overpriced when compared to its fair value of €308,327, despite its potential for family rentals given the suburban context. The neighbourhood score of 72/100 suggests adequate amenities, but the high cost relative to value poses a risk for families seeking affordable housing options. Buy-and-hold The property is listed at €350,000, which is 11.9% above its fair valuation of €308,327, suggesting limited upside for a buy-and-hold strategy. While the yield is attractive at 6.2%, the combination of its low condition rating and high price creates a challenging scenario for long-term appreciation.
Market Vulnerability The economic stability score of 75 suggests moderate growth potential, but with a tenant stability score of only 65, there is a heightened risk of tenant turnover, impacting consistent rental income.
