Long-term rental Given the property's fair value of €169,732 compared to its listing of €180,000, it is priced 5.7% above fair value, making it an overpriced investment for long-term rental. The strong housing demand in the Porto suburb supports steady occupancy, but the current valuation detracts from potential returns. Family rental While the property is located in a family-friendly neighborhood with amenities and good transport links, its listing price of €180,000 exceeds the fair value by 5.7%, indicating it is overpriced. The attractive yield of 8.9% may not sufficiently compensate for the inflated entry price in a competitive rental market. Buy-and-hold The buy-and-hold strategy is complicated by the property's valuation at €180,000, which is 5.7% higher than the fair value of €169,732, classifying it as overpriced. Although the neighborhood offers several advantages, the overvaluation raises concerns about long-term investment growth and potential equity appreciation.
Weak Economic Upside The economic stability score of 80 indicates potential limits in growth opportunities, which could hinder future returns on investment.
