Long-term rental The property in Bonfim is overpriced at €429,000 compared to the fair value of €202,012, indicating a significant gap of 52.9%. With a gross yield of only 3.1%, long-term rental may not generate sufficient returns relative to the high entry price. Student housing Although Porto is a desirable city for students, the current pricing of €429,000 makes the property less attractive for student housing investments given the fair value of €202,012 and the notable gap of 52.9%. The expected yield of 3.1% does not justify the investment given the competition and higher yields typically seen in the student housing market. Short-term vacation rental The €429,000 listing price substantially exceeds the fair value of €202,012, resulting in a troubling 52.9% overvaluation which diminishes short-term rental viability. With a gross yield of 3.1%, this property is less competitive compared to other rental opportunities in Porto, which may offer better returns and value for vacation rentals.
Potential Tenant Turnover There may be a risk of increased tenant turnover due to the tenant stability score of 70/100, which could lead to higher vacancy rates and associated costs.
