Long-term rental The property in Labruge is priced significantly above its fair value, with a substantial gap of 57.9%. Given its gross yield of only 2.3%, this investment fails to provide adequate returns for a long-term rental strategy. Family rental Although suitable in size for families, the property's price point is excessively high compared to its fair value, which raises concerns about investment viability. The moderate neighborhood score of 63/100 indicates limited appeal for family rentals, further justifying the overpriced nature of this property. Buy-and-hold Investing in this property under a buy-and-hold strategy seems unwise due to its overvaluation of €740,000 against a fair value of €311,748. With the yield only at 2.3%, this property would likely underperform in the market, making it a less attractive long-term hold option.
Economic and Tenant Instability The scores of 65/100 in both economic stability and tenant stability indicate a moderate risk that market conditions may fluctuate, potentially affecting rental income and occupancy rates.
