The gross yield of 3.7% indicates that the expected return may not justify the high initial investment. Buy-and-hold At a listing price of €449,000, this property is overpriced when compared to its fair value of €370,238, which presents a significant concern for long-term appreciation potential. Given the current market dynamics and the overpriced status, holding this property may yield limited financial benefits. Value-add renovation The property is overpriced at €449,000 against a fair value of €370,238, with a mileage score indicating that renovations may not overcome the initial premium paid. Potential for increased value through renovations is overshadowed by the high entry cost, making it a less viable strategy. Not ideal for Given its pricing and valuation, this property is not suitable for short-term vacation rentals, the luxury market, or student housing. These sectors demand a competitive entry price to ensure profitability, which is not met in this case.
Tenant turnover risk High tenant turnover due to a tenant stability score of 75/100 could result in increased vacancy rates and associated costs for the property owner.
