Long-term rental The property is priced at €495,000, which is 6.4% above its fair value of €463,305, making it less attractive for long-term rental investments. With a gross yield of only 3%, the return on investment does not justify the higher purchase price in a suburban area. Family rental At €495,000, this apartment exceeds its fair value by 6.4%, which diminishes its potential as a family rental property. The relatively low gross yield of 3% indicates that families may seek more affordable options in the same price range. Buy-and-hold The buy-and-hold strategy for this property is compromised by its overpricing, with a 6.4% gap from the fair value of €463,305. Additionally, the 3% gross yield suggests limited long-term appreciation potential in a suburban market less desirable than urban centres.
Economic vulnerability The property may face economic challenges due to a moderate economic stability score of 75/100, which could impact tenant demand and rental income stability.
