Long-term rental Given the property’s considerable gap of 44.0% above fair value at €177,000, the long-term rental strategy may not yield a return justifying this pricing. With a gross yield of 5.8%, the project appears unwise due to its overpriced status, especially in light of the apartment's condition rating of 0/100. Family rental The property sits in a suburban area that offers typical amenities, which could support a family rental proposition. However, its valuation being 44.0% above fair value raises concerns about the potential for cash flow and long-term viability, marking the property as overpriced. Buy-and-hold While the buy-and-hold strategy typically benefits from long-term appreciation, the current price of €177,000 reflects a significant premium over the fair value of €99,143. Given the high discrepancy, this investment is likely to underperform, categorizing it as overpriced for prospective buyers seeking stability and growth.
Economic Vulnerability Economic stability at 70/100 suggests potential vulnerability to economic downturns, impacting tenant retention and rental income.
